A car wash building itself is often simple. What is expensive is the equipment inside it: the conveyor, the wash arches, the vacuums, the water reclaim system. The IRS default puts the whole site on a 39-year schedule. A study finds what should move faster.
The baseline

A car wash is nonresidential real property, so the default schedule is 39 years. But most of what you paid for is not the building shell. It is the conveyor, the arches, the pumps, the vacuums, and the site that a car needs to move through the wash. A lot of that equipment and site work qualifies for much shorter lives, at 5 years or 15 years instead of 39.

Conveyor and wash equipment
The conveyor, wash arches, dryers, and the motors and controls that run them exist to clean cars, not to hold up the building.
Vacuums and pay stations
Self-serve vacuums, pay terminals, and the wiring that feeds them are personal property added to the site, not part of the building shell.
Water reclaim and treatment
The pumps, tanks, and filters that reclaim and treat wash water exist to serve the wash process. Plumbing that runs directly to that equipment can follow it to a shorter life.
Site paving and queue lanes
The pad, the queue lanes cars line up in, and site lighting and signage are 15-year land improvements, the same as at any site-heavy property.
The honest part
Plumbing and wiring: the courts have looked closely.
InSchrum v. Commissioner, the owners of eight car washes split their plumbing and electrical costs between the building and the wash equipment. The courts agreed that the portions of plumbing and wiring running directly to the wash equipment could count as equipment, while the car wash structure itself, and its general plumbing and wiring, stayed with the building.
That result came from one circuit, and the IRS's own audit guide notes it is not the view every court would take. We do not treat it as a blank check.
